Small Showhome in Nottingham – low budget, high impact

My brief for this Showhome in Nottingham was to produce the biggest impact on the smallest budget. As usual! With careful planning and design, considering the needs of any potential buyers, within two weeks of my initial consultation, this was the result. The developer was delighted - and I quote - "Looking great, I have to say!  You have done a great job.  The flat has a lovely feel, I am delighted, and it's such a pleasure to work with someone who delivers [...]

Home staging works again – SOLD!

Yet another example of a happy client - Midge firmly believes that the home sold because of the Home Staging process.  We staged the house in December, so it was on the market over the worst time of year - but it still sold at the end of February! A text from a relieved client This home staging was completed on the lowest budget possible, and much of the furniture was there on a 'beg, steal or borrow' basis from friends and family. See [...]

Show Home Styling

Show Home styling is all about presenting the space to appeal to all potential buyers - on the lowest budget possible.  I was asked which of the three upper level apartments I would choose to style as the show home, and whilst other designers chose the largest, most straightforward apartment, I went for the most awkward - and got the job!             This was my client's response to the show home styling: See what the apartment [...]

One day home staging in Coventry

Just one day of shopping and one day of home staging made a huge difference to the appeal of this home. My client borrowed some basic furniture from friends, and I took everything else with me. The estate agents were amazed, and increased the asking price of the house immediately!  My client said: "WOW!!!!!!!!!!!!!!!!!!!!!!!  I love it, the place looks amazing. You have really bought out the best in the place and the colour schemes are gorgeous.  You were right about [...]

A house doctor project for an Australian couple – in Nottingham

House Doctor fame reaches as far as Australia it would seem - this couple live in Australia but own a house in Nottingham. They had seen the House Doctor show many times, and decided to call me when it was time to put it on the market. It had been rented for a few years, but was in good condition. It needed furniture, window dressings and all the usual finishing touches - on a very tight budget.  We first agreed to only [...]

An estate agent used my House Doctor services for her own home! (Flintham, Nottingham.)

This is the third time an estate agent has asked for my House Doctor services to sort their own home. And it SOLD within ten days! This busy lady knew her empty cottage needed some attention before it went on the market. It didn't have much kerb appeal, so potential buyers needed to see what was inside.  She knew that good photographs were essential, and it worked! Here are the photos. In true house doctor style, we kept the budget [...]

How to stage very small rooms when you need to sell your home

If you need to sell your home, but the rooms are very small, you are going to have to be brutal - especially if you are still living in the home!  The house I am using as an example is an extreme case, as it was one of the most narrow properties I have worked with, but it demonstrates the the "less is more" theory perfectly, even if you wouldn't need to be quite so extreme in your own home. Here are [...]

‘Do It Yourself’ Home Staging Report

I'm contacted numerous times by people living far away from the Midlands, where a regular consultation wouldn't be possible, so I developed a DIY Home Staging Report, that I prepare from photographs. This client in S.W. London just sent photos of her empty property. I arranged the hire furniture, prepared a shopping list for the accessories, and supplied a detailed plan of where to put everything!  After a fun day shopping and arranging everything, the client was then proud to [...]

Home staging in Nottingham – don’t sell your house whilst it’s being rented

Need to sell your house? Here is a prime example of why you shouldn't put your house on the market whilst you have tenants in it. You have no control over the external or internal appearance of the house, and this is one of the key requirements for home staging - the process of preparing your house for a fast, profitable sale. All the "Before" photos below were taken just before the tenants moved out. We were ready to commence [...]
