This property had been on the market for an unbelievable FIVE years! It still took four months to sell after I staged it, but the estate agents and my client were delighted. He said:

So, why had it not sold before then? It was a beautiful house, uncluttered, well-maintained… but there was a bit of a suprise waiting for the potential buyers when they reached the end of the tour –  a bonus room – and although everyone was fascinated by it, no-one could imagine living with it, or could imagine what to do with it, so they walked away. This is the house, and to follow is the room in question:

The above room was a great talking point, but it was enormous, with no heating, and everyone struggled to imagine what they could do with it. In addition, the room currently being used as a living room was quite small for a house this size, it was more of a ‘Snug’, so everything felt unbalanced. The large dining hall was right next to a large dining room, so the most obvious choice for me was to convert the large room into a living room.

After – with heating and a carpet, the room made a beautiful living room

The other rooms just needed tweaking, and a few inexpensive finishing touches.

So, the largest portion of the budget was spent on one room, to ensure that it became a wonderful surpise at the end of the tour, not a shock!!
