A spare room is very useful in a home. They are great for storage, office space, gym, occasional bedroom, sewing room, photography studio – and often a combination of several of these uses!  But when you’re selling, they always, always need to be a bedroom. I’ve had this confirmed by numerous Estate Agents – they all agree that this adds the most value.

If the budget doesn’t stretch to buying a new bed etc then use what you have available. This house had to be the exception to the rule, but at least it looked more presentable:

There was not enough left in the budget to add a new bed etc and turn the spare room into a bedroom, but this furniture was already in the house, so we made use of it. (It was the fourth bedroom.)
