What is Home staging?

Home staging is the process of preparing a property for sale or rent so that it appeals to as many potential buyers or tenants as possible.

Many home staging companies focus on vacant properties, supplying rental furniture and styling empty rooms. However, most homes in the UK remain occupied while they are being marketed, which is why my specialist Occupied Home Staging service is popular.

I help you make the most of the home you already have, using practical, cost-effective improvements that can make a significant difference to how your property is presented.

One-room home staging plan with an inspiration image – £65 each

See the potential of the space before you even start. Perfect for a single room or problem area that would benefit from a fresh perspective before photography, viewings or marketing.

Simply send photographs of the space and, after a chat about your property and goals, I will prepare your personalised home staging plan and inspiration image. Many clients choose to book plans for several rooms throughout their home. Additional support and guidance can be booked at any stage if required.

 

Full-home staging plan with an inspiration image – £295

Ideal for larger projects, multiple rooms, or preparing an entire property for sale or rent.

Send photographs or videos of your property and we’ll discuss your goals, priorities and budget. I will then create a personalised report and action plan with a room-by-room strategy for the whole property, together with an inspiration image for one chosen space.

The plan helps you understand where to start, what to prioritise, and which changes are likely to have the greatest impact on the presentation and appeal of your home. Further support and guidance can also be arranged if required.

Who does the actual staging?

My consultations and plans are delivered remotely – making the process simpler and more budget-friendly. You’ll carry out the changes yourself, with clear guidance and support from me.

I am based near Bath, and various on-site home staging services can be offered in Bath, Bristol, Wiltshire, and North Somerset if preferred.

How much does home staging cost?

The total project cost will, of course, vary depending on the current state of the home and what you want to achieve.

Some homes need only a tidy-up and reorganisation, costing nothing more than your time and effort.

Other projects may require additional finishing touches, while larger projects may benefit from a few items of furniture or a new carpet etc to complete the staging.

Remember – Home staging costs far less than your first £10,000 reduction when your property sticks on the market!

Below are some of the most common concerns homeowners have about home staging for vacant properties and lived-in homes in the UK – two very different types of project. A structured approach makes either process clearer and more manageable.

How do I know if my home really needs staging?

Most homeowners find it difficult to assess their own property objectively — which is entirely normal. I suggest taking photos so you can see it on a screen. When we look at your home together, I view it through a buyer’s eyes. I consider first impressions, how rooms connect, whether layouts feel balanced, and how everything will appear in photographs. Sometimes only small refinements are needed. Sometimes a little more structure makes a big difference. Either way, you gain clarity — and clarity makes the whole selling process feel far less uncertain.

Is home staging a low or mid-value property worth it in the UK?

Home staging can be especially valuable for low and mid-value properties, where buyers are comparing several similar homes at similar price points. In these situations, presentation often influences which property simply feels right. During a consultation, we look at how your home sits within its local market and whether adjustments could strengthen its position. The aim isn’t to over-improve. It’s to make sure your home competes confidently and doesn’t quietly slip into the category of “needs a price reduction.”

How much does home staging cost in the UK?

  • LIVED-IN HOME. The cost of staging your current, lived-in home depends on its starting point, and how involved you want to be yourself. Staging begins with what you already have. We focus on layout, flow and clarity, and if updates are recommended, they are proportionate to the value of the property and are chosen carefully within your budget. The purpose is not to spend unnecessarily, and for you to understand what you can do yourself to keep costs down. My one-room home staging plans with an inspiration image are £65, whilst my full-home staging consultations and plans are £295, see above.
  • AN EMPTY HOME. Staging a vacant property is more straightforward. There are many UK companies who offer furniture rental packages for empty homes, typically costing £2,000–£6,000 per month, or the alternative is to borrow /buy main items of furniture and finishing touches. I can create a relevant shopping list if required.

How long does it take to stage a lived-in home before photographs?

Staging a lived-in home can take anywhere from a day to a few weeks, depending on the level of preparation required. Some homes need only light refinement. Others need more. During a consultation, we prioritise changes so the process feels manageable rather than overwhelming.

How do I keep my house staged while still living in it?

Keeping a house staged while still living in it comes down to having a realistic reset plan. Together, we identify what truly matters for first impressions and what can be relaxed. That way, you’re not constantly tidying in panic before every viewing. It isn’t about perfection. It’s about having a system that allows you to restore the space quickly and confidently when needed.

Do I need to stage the garage and shed before selling?

Garages and sheds should be prepared before selling, but staging them is about organisation rather than decoration. Buyers often open these spaces to judge storage capacity. If they feel chaotic, it can subtly undermine confidence in the house as a whole. Clear structure and usable space send a reassuring message that the property works well day to day.
